Why Having a Home Inspection is so Important

When you buy a home you will typically have a home inspection. This is a step I do not recommend skipping. This can make or break a sale and really set you up for sucess in the future. Here are some tips to keep in mind about home inspections.

1. Home inspections help you truly understand your investment.

This is quite possibly the biggest investment you may ever make and not knowing it inside and out is not only risky but down right silly. You will want to know as much as you can and understand the investment so you know how to invest further in its growth as with any investment. Make sure you accompany your inspector through the inside of the home and outside to learn as much as you can. Most inspectors know a little something about everything so take notes and keep the inspection report in a safe place if you ever need to refer back to it.

2. Make notes for future repairs.

Knowing that you have about 5 years left on a roof or furnace can really help prepare you ahead of time when that item needs replacing. Most sellers will not replace an item that stil have a few years left on it but you can start saving now for that replacement. Let's say the roof has about 7 years left on it and you know you will be in the home that long or will have to replace it when you go to sell it again. If a typical furnace costs about $3000 then you can split that into monthly payments and set that amount aside for when you do need to replace it. It helps doing the budgeting this way so you don't have a big payment when the time comes but have already set that money aside for the replacement.

3. Consider getting an additional inspection if recommended.

As I said before, most inspectors know a little something about everything but are usually not experts in all. If your inspector recommends getting a further inspection on something such as a septic tank, roof, or pest inspection, consider spending the extra money to have this done. It may cost an additional $500 now but knowing you will have to spend $12,000 in a year for a bad septic tank can really save the headaches now.
